We’re a hands‑on property management company focused exclusively on small to mid‑sized mobile home communities in Northern Indiana and Southwest Michigan. We don’t just collect rent – we fix the basics: tighter collections, clear rules and enforcement, responsive maintenance, safer infrastructure, and steady infill of vacant sites. Our job is to turn underperforming parks into clean, stable, cash‑flowing communities where residents know what to expect and owners don’t have to live at the property to keep it running.

Meagan

Meagan leads day‑to‑day property management and home sales across the communities. She is the primary point of contact for residents and prospective buyers – handling applications, leases, move‑ins, collections, notices, and customer service. Her strength is combining firm, consistent enforcement of rules with a genuine, people‑first approach that keeps parks livable and residents clear on what to expect.

On the sales side, Meagan runs the leasing pipeline for new and renovated homes: from marketing and showings through to approvals, signing, and handing over keys. She works closely with the field team to make sure homes are truly move‑in ready and that the overall look and feel of each community improves as occupancy grows.

Chris

operations

Chris oversees portfolio operations and capital projects for the communities. He focuses on the unsexy work that actually makes parks perform: infill planning, utilities and infrastructure, capex budgeting, and coordinating lenders and contractors. His background is in buying under‑managed mobile home parks and systematically tightening them up – from fixing freeze‑prone water lines and chronic sewer issues to designing lot‑by‑lot infill plans that turn vacant pads into long‑term revenue.

On any given week, Chris is mapping utilities, walking projects with the Maintenance Lead, reviewing numbers, and making sure every dollar spent on roads, homes, or infrastructure has a clear return. His job is to turn rough parks into stable, bankable assets without losing sight of the residents who live there.

Dune Creek

64 sites | Michigan City, IN

At Dune Creek, the change has been visible from the street. We’ve removed more than 20 old, dilapidated trailers that were dragging the park down and have brought in over 35 new homes to turn empty, problem lots into real housing. Along the way we’ve done heavy tree work to get dangerous limbs off roofs and out of lines, and we’ve invested into the roads so cars, delivery trucks, and emergency vehicles can actually move through the community safely. What used to feel like an aging, half‑abandoned park is steadily becoming a clean, livable neighborhood with new homes, safer infrastructure, and a future.
